These Terms of Service ("Terms") govern your use of the Unlisted House Leads website and lead generation services operated by Unlisted House Leads ("we," "us," or "our"). By using our services, you agree to these Terms.

1. Service Description

Unlisted House Leads provides exclusive, off-market motivated seller lead generation services for real estate investors. We generate leads through paid advertising campaigns and deliver them to subscribers in real time via email, SMS, CRM integration, or other agreed-upon delivery methods.

2. Eligibility

Our services are intended for real estate professionals and investors operating in the United States. By subscribing, you represent that you are at least 18 years of age and have the legal capacity to enter into a binding agreement.

3. Subscription Plans and Payment

We offer monthly subscription plans at the following tiers:

Subscriptions are billed monthly. You may upgrade, downgrade, or cancel your plan at any time. There are no long-term contracts or cancellation fees. Changes take effect at the start of the next billing cycle.

4. Lead Delivery and Quality

We deliver leads in real time as they are generated. Each lead is exclusive to one subscriber within a given zip code. We make reasonable efforts to ensure lead quality, including qualifying questions completed by the seller before delivery.

5. Bad Lead Guarantee

If a lead contains a disconnected phone number, clearly fake information, or an invalid property address, you may dispute it within 7 days of delivery. Approved disputes result in a lead credit applied to your account. Disputes based on seller responsiveness, motivation level, or deal outcome are not eligible for credit.

6. Exclusive Territory

We limit the number of subscribers per zip code to protect lead exclusivity. Territory availability is first-come, first-served and subject to change based on advertising capacity in your target area.

You agree to use our leads in compliance with all applicable laws, including:

8. Limitation of Liability

Our service provides lead information only. We do not guarantee that any lead will result in a closed transaction. We are not responsible for the accuracy of information provided by sellers, the outcome of any deal, or any losses arising from your use of the leads.

To the maximum extent permitted by law, our total liability for any claim arising from these Terms or our services shall not exceed the amount you paid to us in the three months preceding the claim.

9. Intellectual Property

All content on our website, including text, graphics, logos, and software, is the property of Unlisted House Leads and is protected by copyright and trademark laws. You may not reproduce, distribute, or create derivative works without our written permission.

10. Termination

We reserve the right to suspend or terminate your account if you violate these Terms, engage in abusive behavior toward our staff, or use our services for unlawful purposes. You may cancel your subscription at any time by contacting us.

11. Changes to These Terms

We may update these Terms from time to time. We will notify subscribers of material changes via email. Continued use of our services after changes constitutes acceptance of the revised Terms.

12. Governing Law
